Agreement

These terms govern your use of zealrealty.com and its related pages (the "site"), operated by Zeal Realty LLC, doing business as Zeal Realty ("Zeal Realty", "we", "us"), a licensed Florida real estate brokerage. By using the site you agree to these terms and to our Privacy Notice. If you don't agree, please don't use the site. You must be at least 18 to use it.

Listing information

Property listings come from Stellar MLS. They are provided only for your personal, non-commercial use to find homes you may want to buy or rent, and may not be used for any other purpose. Listing information is deemed reliable but not guaranteed. It may be incomplete or out of date, a home may no longer be available, and details such as size, schools and taxes should be independently verified. Listings may be offered by brokerages other than Zeal Realty; each listing names its listing brokerage. See the full notice on pages with listings and our DMCA notice.

No brokerage relationship

Using the site, saving homes or sending us a message does not create a brokerage or agency relationship with Zeal Realty or any agent. That relationship begins only as described in Florida law and the written disclosures and agreements we provide when you choose to work with us.

Estimates and calculators

Payment estimates, market numbers and other figures on the site are general information, not an appraisal, a loan offer or financial, legal or tax advice. A home valuation from one of our agents is an opinion of market value, not an appraisal. Talk to a lender, attorney or tax professional for advice about your situation.

Acceptable use

You agree not to:

• copy, scrape, harvest or collect listing information or other content by automated means (bots, scripts, crawlers other than standard search engines);
• use the site or its information for any commercial purpose, to build a competing product, or to send unsolicited messages;
• submit false information or requests on someone else's behalf without permission;
• interfere with the site's security or operation, or try to access parts of it you're not authorized to; or
• use the site in a way that breaks the law or harasses anyone, including our agents and staff.

We may block access to anyone who breaks these rules.

Our content

The site's design, text, graphics, logos and software belong to Zeal Realty or its licensors. Listing information and photos belong to their owners and are used under license from Stellar MLS. You may view and print pages for your personal use only.

Other websites

The site links to other websites, including our sister companies Zeal Property and Zeal Community, mapping services and others. We aren't responsible for other websites' content or practices.

Disclaimer

The site and its information are provided "as is" and "as available." To the fullest extent the law allows, we disclaim all warranties, express or implied, including accuracy, merchantability, fitness for a particular purpose and non-infringement. We don't promise the site will always be available or free of errors.

Limitation of liability

To the fullest extent the law allows, Zeal Realty and its agents and staff are not liable for any indirect, incidental, special, consequential or punitive damages arising from your use of the site. Our total liability for any claim related to the site is limited to $500. Some states don't allow these limits, so they may not apply to you.

Disputes

These terms are governed by Florida law. Before starting a formal claim, you and we agree to try to resolve any dispute informally for 30 days after written notice. If that doesn't work, the dispute will be resolved by individual binding arbitration under the rules of the American Arbitration Association, including its consumer rules where they apply, held in Orange County, Florida, or online. You and we waive the right to a jury trial and to bring or join a class action. Either side may bring an individual claim in small claims court, and either side may seek a court order to protect intellectual property. Any claim related to the site must be brought within one year after it arises.

General

We may update these terms; the "Last updated" date shows when. Continuing to use the site after a change means you accept the new terms. If any part of these terms is found unenforceable, the rest stays in effect. These terms and our Privacy Notice are the entire agreement about your use of the site.
